Lending Criteria

  • Single Family Residence
  • No town homes, duplex or Condos allowed
  • Properties must have a garage without any kind conversion
  • Residential Real Estate Acquisitions or Refinancing
  • Loan type: Investment loan
  • Property must be in good to excellent condition
  • No Verification of employment, income or credit
  • ITIN, corporate and cash borrowers ok


 

 Loan Guidelines

  • Loans are for Purchases and/or refinancing, some cash outs are allowed
  • 30 YRS Term 
  • 30% and 35% Down  Payment programs available or 70% and 75% LTV on refi's
  • Minimum  Loan Amount:  $  60,000
  • Maximum Loan Amount:  $500,000
  • Interest Rate 9.9%
  • Soft pre-paid penalty 3% first year, 2% second year and a 1% third year.

  • 4% Origination fee (at closing)
  • $200.00 non refundable Inspection fee (at time of inspection/approval)
  • $950.00 Attorney Doc prep fee 
  • Valid Texas ID or Passport /Matricula consular
  • Social security card, EIN or ITIN letter from IRS
